 Rental General Rules, Guidelines, and Information

Welcome to Gulf Waters Beach Front RV Resort! You have chosen one of the finest Resorts on the Texas Gulf Coast. We cater to those who expect high standards of beauty, quality, and safety for their family RV vacation.

Our member-owned RV Resort was designed to meet strong local covenants limiting the type and size of RVs, and the number of guests, pets, and vehicles allowed in each site. The following Policies and Guidelines, established by our Condominium Declaration and Bylaws, are strictly enforced to ensure a safe and memorable experience for all of our owners and guests.

Please familiarize yourself with these guidelines. Common sense and common courtesy are expected.

General Resort Information
  •  Check out time is 11:00AM. Check in time is 1:00pm to 5pm during our Winter season (October 1st – March 31st) and 1pm to 6pm during the Summer (April 1st – September 30th). All guests must arrive prior to sunset.  After sunset, you will be parked in our RV overflow area. RV overflow is limited and therefore must be assigned by the office. All RVs MUST be escorted to sites by resort staff. Exception: motorhomes under 24 feet may re-park unassisted.
  • For anyone checking-in that arrives after the office closes, a $25 after hours service fee will be assessed. 
  • Quiet time: 10:00PM to 8:00AM. Disruptive noise, abusive language or conduct will not be permitted at any time.
  • High profile exterior lighting on RVs must be turned off by 10:00PM.
  • Rental Office hours are 9:00AM to 5:00PM (October-March) & 9:00AM to 6:00 PM (April-September). We are closed Easter, Thanksgiving, and Christmas day.
  • A 2% processing fee is charged for all credit card transactions.
  • All rentals are paid in advance.  SORRY, NO REFUNDS! NO EXCEPTIONS!
  • Maximum overnight guests are limited to 6 per RV site (daily charge of $10/guest after the first 4). No more than 10 total people allowed per site. All daily visitors must leave the resort by 10:00PM. All guests must be registered!
  • Any owner or guest leaving an RV unoccupied for more than two weeks must complete an Emergency Contact Form, available in the resort office.
  • No Smoking or “Vaping” is allowed in ANY resort buildings or common areas.
  • NO FISHING, SWIMMING, WADING OR BOATING allowed in the ponds. Please stay away from the pond edge as the grass can be slippery and the pond edge is not part of the common area.
  • DO NOT FEED THE BIRDS, DUCKS, TURTLES, OR FISH!
  • All sites must be kept neat and tidy. Trash/garbage must be placed in waste receptacles adjacent to the Welcome Center. A recycle bin is available at the same location.
  • Parents and/or guardians are responsible for the safety and supervision of their children at all times.
  • A short-cut across any other RV site (vacant, occupied or undeveloped) and/or home site is prohibited as these are considered PRIVATE PROPERTY.
  • Anyone (owner, guest or visitor) who willfully or negligently defaces, damages, or destroys property/equipment of the Resort shall be liable for full replacement value.
  • No clothesline, freestanding patio covers or enclosures are allowed. Due to underground irrigation systems, no pegs, augers or stakes are permitted on lawns or in landscaping.
  • All cooking devices must remain on the patio area. Propane fire pits and charcoal/propane grills are allowed. Wood fires are NOT permitted at any time.
  • O-ring, donut or screw-in fittings for sewer connections must be used at all times.
  • Platforms/decks are not permitted. Steps are permitted provided that they are considered safe and are constructed and finished to be compatible with resort standards. Steps must be removed from site upon departure.
  • Water is a precious commodity. A washing fee is to be paid prior to washing of your RV, truck/car, and/or golf cart. All hoses must have a shutoff valve to eliminate excessive water run and/or site erosion. Abuse will cause the privilege to be revoked!
  • Generators are not required and must not be operated in the Resort except for emergencies (i.e. Power failure), operational checks and maintenance.
  • If your vehicle or RV requires service or mechanical repairs, please inquire at the Rental Office before contracting any services.
  • Discharging of firearms and fireworks are strictly prohibited.
  • “PURSUANT TO SECTION 30.07, PENAL CODE (TRESSPASS BY LICENSE HOLDER WITH AN OPENLY CARRIED HANDGUN), A PERSON LICENSED UNDER SUBCHAPTER H, CHAPTER 411, GOVERNMENT CODE (HANDGUN LICENSING LAW), MAY NOT ENTER THIS PROPERTY WITH A HANDGUN THAT IS CARRIED OPENLY”
  • No soliciting or commercial activities are permitted without consent from the resort manager.
  • Temporary blowup or wading pools and hot tubs are not permitted.
  • All owners, guests, and visitors must comply with the City of Port Aransas evacuation regulations in the event of a hurricane warning. RV’s must be moveable upon short notice. RV owners are responsible for removal of their RV and belongings.
  • To respect the privacy and safety of all our guests, NO DRONES are to be flown inside the resort.
Rental Terms
  • Rates include all taxes, water, sewer, WiFi & Cable TV.  THE USE OF RESORT WIFI FOR ILLEGAL ACTIVITY, INCLUDING DOWNLOADING LARGE FILES AND MEDIA, BOOTLEG MOVIES, AND FILESHARING,  IS STRICTLY PROHIBITED. YOU WILL BE REPORTED TO OUR ISP IF YOU ARE CAUGHT IN VIOLATION OF THIS POLICY.
  • Rates, deposits, cancellation fees, and resort fees may change without notice.
  • Rates are based on 4 people. Sites may have up to 6 people per site, with additional fee of $10.00 per person per night.
  • Visitors must register at the office upon entering the resort. A fee of $10 per person and $10 per vehicle will be assessed.
  • A Daily Resort Fee will be charged to all rentals.  The resort fee for Winter is $5 per day per site.  Our summer resort fee is $10 per day per site.
  • Additional fees for RV and Vehicle Wash.
  • Confirmed reservations are guaranteed by credit card.
  • A 2% processing fee is charged for all credit card transactions.
  • Pet breed restrictions apply. Please check with reservation staff prior to arrival for guidelines. Pets must be on a leash and controlled by the owner at all times. Waste pickup strictly enforced. Failure to do so may result in a $50 fine.
  • All RV units are subject to approval.
  • Persons under the age of 21 may not rent unless accompanied by a parent.
  • Late arrivals must make special arrangements and must arrive prior to sunset.
  • Check-out time is prior to 11:00 am.
  • Early arrivals and late checkout may be available by calling the resort office.
Cancellation and Refund Policy

Deposits are non-refundable; however, your deposit may be transferred to a future reservation up to 12 months from your original arrival date.

  • All new reservations require a $100 dollar deposit for daily and weekly stays.
  • If your daily or weekly includes a holiday, the deposit is $200.
  • Multiple monthly reservations require a deposit of $100 per month.

When canceling for daily or weekly reservations:

  • There will be a 14-day window.
  • If you cancel outside the 14 days, your deposit will be transferred to a future reservation.
  • If you cancel within the 14 days, your deposit will be forfeited.
  • An additional deposit will be required for the rebook.

When canceling daily or weekly reservations that include a holiday:

  • Holiday reservations are a 3-day minimum.
  • There is a 90-day
  • If you cancel outside the 90 days, your deposit will be transferred to a future reservation.
  • If you cancel within the 90 days, your deposit will be forfeited.
  • An additional deposit will be required for the rebook.

When canceling for monthly reservations:

  • There will be a 90-day window.
  • If you cancel outside the 90 days, your deposit will be transferred to a future reservation.
  • If you cancel within the 90 days, your deposit will be forfeited.
  • An additional deposit will be required for the rebook.

Site Change

  • Site changes fall within the cancellation policy. If they are within the cancellation windows, and want to change their site, we treat it as a cancellation and charge the cancellation fee. Then create a booking on the new site. The only exception is holiday reservations, which will have a 14-day window for site changes only.
  • NO REFUNDS OR CREDITS.
Parking & Vehicles
  • SPEED LIMIT THROUGHOUT THE RESORT IS 10 MPH.
  • Connection and disconnection of towed vehicles MUST be done behind the Welcome Center.
  • For the comfort of your neighbor, please limit the idling of your motor coach or diesel vehicle while at your site.
  • Limit one RV per site and a maximum of two car/truck vehicles per site.
  • Motor coaches must be a minimum of 22 feet in length. Fifth Wheel and travel trailers must be a minimum of 24 feet. Distance is measured bumper to bumper/hitch.
  • RV units are to be parked with utility connection abutting the service area. A towed RV unit must have the hitch facing the street.
  • All RV’s must be in excellent repair. No RV over 10 years old may be placed on any site without approval from rental staff.
  • No pop-ups, high lows, truck campers, or tents are allowed. Hard sided units only – no canvas slideouts.  All units are subject to approval and must be self contained.
  • All visitors must register with the rental office and obtain wristbands, and a yellow parking pass, which should be displayed and visible at all times. Any vehicle without a parking pass will be towed at the owner’s expense.
  • On daily rentals, there is a $10 daily surcharge for electric cars parked at RV sites. If the electric vehicle is parked at a common area, the surcharge does not apply.
  • All visitors will pay $10.00 per person over the age of 4 when registering for a parking pass. The registered guest they are visiting MUST BE on their site. 
  • No utility trailers are allowed in the resort except for loading or unloading in the staging area behind the Welcome Center.
  • All must be parked in the area designated (behind Welcome Center). These sites are reserved for trailers at $5.00 per day.
  • Small boats or kayaks, etc., carried on top of the towing vehicle may be kept at your site on vehicle or patio area (not on grass or landscaping).
  • Toy Haulers must be unloaded in the area designated behind the Welcome Center.
  • NO PARKING IN THE STREETS, GRASS, LANDSCAPED/ROCKSCAPED AREAS AT ANY TIME
  • NO PARKING ON VACANT OR UNDEVELOPED LOTS.
  • Extra parking is available at the Welcome Center.
  • A valid driver’s license is required for the operation of all motorized transportation (motorcycles, mini bikes, golf carts, etc.) Bicycles, roller blades, skateboards, etc. must be used responsibly.
  • The use of vehicles such as electric scooter, bikes, skateboards, etc. by anyone after sunset is strictly prohibited
  • Radio Controlled (R/C) cars, boats, and drones are strictly prohibited on Resort property. 
Golf Cart Policy
  • SPEED LIMIT THROUGHOUT THE RESORT IS 5 MPH.
  • NO ATVs or UTVs allowed in Resort.
  • Only licensed drivers permitted to operate any golf cart.
  • No one under 16 allowed to operate a golf cart in the resort.
  • All golf carts are required to be registered and tagged in the Rental Office upon arrival.
  • It is required that all privately owned golf carts have liability insurance and show proof upon registering.
  • Golf carts must be licensed with the City of Port Aransas before entering beach. See City’s website at www.cityofportaransas.org.
  • Golf Carts may be rented through PORT A BEACH BUGGIES in Port Aransas. NO OTHER RENTAL COMPANIES ARE ALLOWED IN THE RESORT.

  • Rental carts are required to be registered and tagged at Rental Office upon arrival.

Pool Rules & Regulations
  • POOL HOURS: 10:00AM TO 10:00PM (pool gate locked at all other hours).

    NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK.

    POOL CAPACITY is 50 PERSONS.

    SPA CAPACITY is 8 PERSONS.

    • Proper attire must be worn in the pool area.
    • Individuals with limited swimming abilities must be accompanied by an experienced swimmer.
    • All waste must be disposed of in trash bins
    • No diving or jumping in the pool or spa.
    • No running on pool deck.
    • No pets allowed in the pool area. However service and assistance animals, as defined by Federal and State Law to assist person with disabilities are allowed.
    • No food and no glass containers are allowed in the pool area.
    • No smoking or vaping within the fenced pool area.
    • No bikes, scooters, roller blades, or skateboards, are allowed in the pool area.
    • No rafts or other large flotation objects are allowed. However, personal flotation devices such as life jackets, children’s floaties and life savers are allowed.
    • No persons within the pool area shall behave in such a manner as to jeopardize the safety and health of themselves or others. This behavior is prohibited and includes, but is not limited to: horseplay, dunking, fighting, pushing/shoving, running, yelling or other abusive and or profane language.
    • Any person who is incontinent or not toilet trained must wear appropriate swim diapers (with elastic bands) or must wear waterproof clothing to protect against accidental contamination of pool facilities when entering or being carried into the pool or spa.

    These rules are to enhance the safety for all persons in and around the pool and spa. Violators of these rules may have their pool and spa access privileges suspended by the Board of Directors of the Association.

    It is not the intent of this policy to discriminate against any individual subject to protection under any federal or state laws.  If any provision of this policy is found to be in violation of any law, then that provision shall be considered to be null and void and the remainder of these rules will remain intact and enforceable.

Pet Guidelines
  • Pets must be on a leash at all times and controlled of the owner at all times.
  • Pet Stations are provided. You MUST promptly pick up after your pet. Failure to do so may result in a $50.00 clean up fee.
  • Pets may never be left unattended outside or create a noise disturbance.
  • If a wire pen or cage is used, it must be kept on paved areas and may not be placed on the lawn. 
  • No pets allowed in the ponds, common buildings or pool areas with the exception of certified “seeing eye” or personal assistance dogs.
  • Pet vaccination records should be available for inspection.
  • Restricted Canine species as follows: Akitas, Presa Canarios, Chow Chows, Doberman Pinchers, Pitt Bull Terriers, American Stafford Terriers, Rottweilers, Wolf/Dog Hybrids, mixed breeds linked to any of the breeds listed here, or any trained attack or fighting dogs, regardless of breed. Dogs that exhibit overly aggressive behavior are also forbidden in the Resort.
  • Maximum of 3 dogs allowed per site.

GULF WATERS is not a campground or an RV park. You have chosen one of the best RESORTS on the Texas Gulf coast for your vacation. Our facilities consist of individually owned sites that are beautifully landscaped and are well maintained. Our resort caters to those who prefer higher standards of quality, safety and beauty for their family. Our guidelines are strictly enforced to maintain these standards.
